In 1994 we purchased approximately 90 acres not far from the intersection of I-77 and I-85 in Charlotte to develop Long Creek Business Park – a bulk warehouse project that would attract regional and national distributors. We immediately developed the park infrastructure and pre-graded 5 large building pad sites, commencing construction of the first two facilities totaling over 500,000 SF of state of the art, 30 foot clear distribution space, completely on speculation. We subsequently added an additional site and building pad, and the park is now fully built-out with approximately 1.5 million SF. The buildings offer an innovative array of multi and single tenant as well as rear load, front load and cross dock facilities. Long Creek set the standard for 30 foot clear development in what had traditionally been a 20 to 24 foot clear Charlotte warehouse market.
