Beacon Partners purchased Atando Business Park in November 2002. The park has 47 buildings, which total 963,258 SF. Its location near the Central Business District (CBD) and the intersection of I-77 and I-85 is ideal for distributors and other industrial companies, and the land is zoned to allow for outside storage. The property includes a mix of 34 single tenant and 13 multi-tenant buildings and has sustained a very high level of occupancy rate over our ownership period.

  • Atando’s unique location affords direct access to I-77, I-85 and the CBD for each of the 100-plus customers in the park.
  • The park’s I-2 (heavy industrial) zoning allows for outdoor storage that is in short supply in the Charlotte region, but is required by companies such as building material suppliers, scaffold companies, fence businesses and construction equipment vendors.
  • Atando consists of a variety of property types, including 34 single tenant, 13 multi-tenant buildings and 17.4 acres of undeveloped land.
  • Tenants include Allison Fence, Aramark, CC Dickson, Charlotte-Mecklenburg Police Department, Linder Industrial Machinery, Norandex Building Materials and Sunbelt Rentals.
