77 Overlook

Beacon Partners is building on the "green" premise with one of our newest projects by employing "green" building standards in its site development, lighting, landscaping and paving designs.  The Leadership in Energy and Environmental Design (LEED) Green Building Rating System™ encourages the global adoption of sustainable green development practices through the implementation of universally accepted performance criteria. Examples of design principals employed at Phase II of 77 Overlook include:

  • Provision of an extended stormwater wetland and retention of significant Surface Water Improvement Management (SWIM) buffers along two creeks within the project in order to allow for the control of both storm water volume and water quality
  • Potable water usage for irrigation has been dramatically reduced by eliminating all turf, exclusive use of love grass (requires no water) and the use of drip irrigation on native vegetation species
  • Bicycle storage racks and designated hybrid vehicle parking encourage the use of energy efficient transportation
  • Highly reflective "Cool Roof Rated" TPO roofing and concrete paving in the truck court reduces the "heat island effect,” lowering energy consumption
  • Use of T-5 and T-8 fixtures in interior build-outs, which lower energy usage by as much as 50% over conventional lighting
  • Construction includes a minimum of 10% recycled materials, 20% local products and wood lumbered solely from managed forests
